Went for a quick breakfast. Smoothie came out of a box and blended with ice- the menu made it seem it was 'fresh'. Bagel with ham and egg was grilled, top parts of bagel came off, whole thing was looking very very sad. Won't return, but maybe their sandwich's are better. I'll spare y'all a photo of the travesty.

GREAT spot for some quick and fresh Vietnamese Bánh Mì for lunch! . . . cold or hot (grilled) . . . LOVE there fresh bread . . . and conveniently located in University Towne Center (UTC) near UCI . . . Friendly staff and plenty of outdoor seating!

Vietnamese coffee, mocha, smoothie,… all three were too sweet, tasted bad, … such a shame because the service was good
